Pleasant and very convenient location for tourists, especially first visitors. It’s right in front of the tourist office where major city tour departs. Also in the safe Waterfront embraces your stay warmly. There’s nice restaurants nearby too. Breakfast is offered at another building thru the Graduate School of Business, it is unique experience but academic and historical atmosphere boosts here’s character brilliantly. Table mountain view is absolutely breathtaking.
Wind may be very strong in particular during night and morning, but it seems to be quite prevalent in this city, Cape Town.
Cape Town V&A is an incredibly friendly and beautiful area. The hotel is good and reasonably priced.
Being a converted prison gives the hotel a quirky feel that generates a lot of interest. The views are stunning, but not necessarily from your bedroom window.
The negative is only one power socket and the room is a little dated.
Great experience, very close to waterfront, the Aquarium and other fantastic local landmarks.
I'm puzzled how to review this hotel! The linens and towels were nice. But if they're worried about water, they should place the hand towels next to the sink and not the bath towels. The bathroom is enclosed by frosted glass, so if anyone is in there at night, it'll light up the rest of the room. There was ONE outlet in the room, far from the bed. A call to the desk got me an extension cord in just a few minutes. But asking at the desk for more shampoo/conditioner/body scrub (yes, one product) in the shower didn't get us a refill. The grounds are extensive, and there are three buildings: the restaurant is two buildings away from the main hotel. But the history of the buildings is intriguing. The breakfast buffet is ok. There's a short cut to the V & A Waterfront, the Aquarium, and The Shed (a wonderful place to shop for souvenirs), which are just a few minutes' walk away. So for this alone, I'd probably stay here again!
Excellent Hotel adjacent to the Waterfront. Really good service and lovely food. A great base to explore Capetown from as the tour buses office is just over the road and the Waterfront is a very short walk. Superb views of Table Mountain from the terrace.
Rooms: Loved that they have two bedroom unit options. Two bed units are very nice, little bit annoying that the internal bedroom doors also required key cards, especially when you have a toddler. Had loads of mozzies in the rooms, think they came through the aircon vents.
Service: Front desk service was really good, and walking past any staff in the hallways they are alwyas friendly
Location: Excellent location, walking distance from the Waterfront, Aquirium, scratch patch, cave golf. Very convieniet when you need to pop to the shop or grab a bite to eat.
Very affordable when compared to other hotels in the area.
Beautiful place to have a stay in. Receptionist are super nice and makes sure you're at your most comfortable when arriving.
Bathrooms are a bit tiny. I would recommend you make sure you choose your room based on pictures.
Room service is always on time and makes sure they restock coffee and if the room is clean for you to enjoy. However, the size of the room makes up for that. It is equiped with a smart TV that's quite big. The room is equipped with a telephone to call the receptionist in case you need something.
The location is good, 10 minutes walk from the V&A mall. However, the turn in and out of the Hotel is a bit challenging, especially when there is a lot of traffic.
I stayed here for almost a week. Liked the place. Good service, clean and hygienic.
I always enjoy going to Protea by Marriott every time. If we ever go as a family to the Waterfront over a weekend or so, we always stay at this hotel. It is an incredible experience always going to the hotel. Would recommend.
Location:
It is close to the waterfront, and you can easily walk to Victoria and Alfred. The hotel seems to be sharing a campus with the University of Cape Town.
Rooms:
My favorite room is the one where there are two bedrooms and a wall dividing the two. It is perfect for families going to visit. However, rooms are not soundproof.

Staff are always friendly.
Restaurant:
The restaurant is in a separate building and totally worth the visit. We had an excellent breakfast.
Spa:
There is a cozy little spa located on the first floor.

Tiny room. No space meant for suitcase. But clean room.
Maintenance bad. We had a broken shower hose and a noisy AC. Staff did not respond quickly.
One rude restaurant staff. Our package did not include breakfast. We knew we had to pay but thought it was going to be charged to our room and we would settle at check out. First morning, no one asked for payment, second morning the one staff asked for payment. We said our purse was in our room and we had to fetch same. She said in front of all clients "i cannot let you leave the room without payment". How do we pay if we do not fetch our puse from our room? She retained me at the restaurant while my husband went to fetch his purse. She treated us like crooked people. Very humiliating and this ruined my mood until the end of our stay there. Why did they let us go without paying on he first morning? Means the staffs themselves do not know their work.
We had a wonderful stay. The staff were polite and helpful. The rooms were clean and comfortable without being extravagant. The shower and toilet were kept clean throughout our stay.
The hotel's location literally down the road from the waterfront made it really accessible. The presence of a large Muslim prayer room (salaah khana) on the first floor equipped with ablution facilities was a bonus and a welcome surprise.
The WiFi did require us to sign into it a few times and the bar fridge inside the cupboard did cause the drawer above to heat up a little, but those were minor inconveniences.
My Anyhoo's...I actually enjoyed the stay. The room is spacious, everything you need is at hand, Awesome location of course. It's not Halaal so that's definitely a downside. The historic feel adds to the ambiance...So...until next time...😉
Excellent service from staff, food from restaurant was amazing, great location of hotel, situated in the heart of the city, close to all restaurants, shops/bars/ entertainment. Our room was spacious and clean and tidy. The best part of our stay was the fact that we could check in at 11h00 as we requested and the staff made it happen. Overall opinion of hotel is 10 out of 10. I will go back anytime, me and hubby loved our stay at Protea Breakwater Hotel
My wife and I spent a week here and although we were initially disappointed with the lackluster views and tiny room, Tawfeeq went above and beyond to make us comfortable.
The room service and staff were great too, welcoming and accommodating. Wi-fi speeds were decent with zero dropouts and I was able to get my work done comfortably. The location of the hotel is excellent; safe, secure, convenient. We will definitely be staying again!
Nice hotel in a former jail - look really special but everything is ok.
We hab a room (or better two rooms) with shared bathroom and toilet - perfect for a weekend with a colleague.
Breakfast was good with fresh eggs from the kitchen, fruits, juice and cakes.
Short walk to the waterfront to the restaurants and bars.
Good choice for a stay in Cape Town
The hotel is situated in the waterfront area hence all amenities are within walking distance. The rooms are comfortable and clean. The reception staff extended themselves so that my stay could become a home from home experience. The even offered me an upgrade. The chef made his personal appearance at my table to attend to my requirements. I will surely return there.

A very nice hotel in a super convenient location a few blocks from the V & A wharf (enjoyed New Year's celebration there).
The hotel was very nice, room was very good food was great (had New Year's Eve dinner there). But the best part was the care and assistance given to us by the staff. They have an excellent staff at the Breakwater and service and care were way above average. Mr. Eugene Hendricks was our main contact and he made sure all our needs were met and went above and beyond in his assistance to us. It made for a very greqat stay.

Fair, like I said a littel improvement on the reception and departure handling could bring good memories about the hotel. Surprisingly there was no one at the departure point to at least say thank you goodbye! To me that was not being customer friendly. An effort should be made by receptionist to make peoples stay memorable. For starters, a friendly warm welcome and a smile will do.
Very nice hotel. The hotel is in the same complex as the Graduate School of Business/ University of Capetown, which makes it an interesting location.

Fantastic location to explore the V & A waterfront. Beautiful views of table mountain and the waterfront. Immaculate rooms with hand sanitisers everywhere.Breakfast was delicious. The staff are warm, welcoming and pride themselves in ensuring customer satisfaction.
The rooms are really small. Especially the so called Family rooms. No possibility to open a suitcase on the floor. We got. the wrong rooms.
The showers did not get very warm. The watet in the showers did not go away (both rooms).
The service at breakfast was unfriendly and very slow.

A bit pricey compared to Australian venues but located close to the waterfront and transport amenities. The view from our room was good and the included breakfast better than average. The room itself was not startling but comfortable and clean. Front desk service was excellent also.
The hotel is a little different being connected to/part of a postgraduate business school. So at times it felt more like a college residence than a hotel. It was clean and comfortable. The only real concerns were the lack of modern connectivity. Not really geared for the leisure traveller. The location, however was perfect and I would stay there again and recommend this hotel just for that reason.

A quirky hotel for my second Cape Town visit. Set back from the waterfront but only a short 5 minute stroll. The hotel combines a hotel with a university campus and has been built within an old prison building as part of the breakwater lodge.
The rooms are clean and modern. The staff are welcoming and helpful.
I had a very unpleasant experience during my last stay at your CPT Waterfront Breakwater Lodge. The stay as such was enjoyable but the whole deposit refund process was an absolute nightmare.
The booking was very smooth and the room was prepaid by my company, which worked pretty well.
When I arrived in the hotel I was asked to present a credit card and make a temporary deposit charge of 1,000 ZAR. So far so good, as this is a very common practice all over the world. I gave my Revolut card which had an amount to cover for the payment, expecting to get the remaining amount back (after paying any additional hotel expenses) at check out.
Now, the nightmare began when I had to check out on Wednesday 11 September. The person at the Front Desk told me that they couldn't find the paper with the authorisation and that I should make a payment to cover for the stay expenses while they figured out where the paper was (?). I insisted that there was no way I would make an additional payment and that I wanted my funds back.
After a rather lengthy argument with the gentleman, it was suggested that I left without any sort of proof of payment (and without my refund!) while they found the authorisation and that they would handle the case in my absence and refund the amount whenever possible. After insisting for a while, he took the time to look for the authorisation copy which happened to be in a different folder. Unfortunately, I was told I had to wait 4-5 business days for the refund to be processed and still I wasn't given any proof that I would be refunded this amount.
I demanded to have this escalated to the manager who didn't dare to show up but simply gave instructions to the person in the Front Desk to write in a piece of paper that they would commit to refund the amount in a few days.
Atrocious service.
And by the way, the Survey Service doesn't allow to choose the option "I would not recommend this property".

The Breakwaters restaurant is situated on the fringes of the V&A Waterfront. The restaurant has excellent views of the harborside , Table Mountain and Lion's Head. The view depends on where you are seated. A breakfast buffet is served which is very good. Service is excellent.
The starters includes a variety of fruits (sliced) cold meats, salads and cereals. The main meal is served to order. The deserts are a variety of canned fruits with different yogurts. For reasons of brevity I am not doing this restaurant justice.
Best location. Aquarium, V&A, city site seeing busses hop and off, the Grand Cafe, food market are just a walking distance away. Friendly staff, great service, lots of history at the hotel. Love the family rooms.
I would only recommend: get kids TV channel.

What an absolutely great experience, with well trained and efficient staff providing the best service one would expect. Hotel very clean and neat indeed, and comfortable bedrooms, making one feel at home away from home.
Stayed here in Feb 2018 and loved this very unique place for its spacious and well furnished and decorated room, the friendly staff, the great breakfast and location. I've never stayed in a former prison and university at the same time. I highly recommend this place and would stay here over and over again ❤

Their wi-fi needs updating, as I can't connect my Alexa device for music as the technology is outdated.
Staff inefficient. No coffee for breakfast when the hotel is running on the generator. Room noise proofing nil. Expect teens screaming down your room late night, and expect noises of people coming in the morning as a wake up call. Fridge empty, but no worries, it's plugged and running for nothing, energy saving technique given the power shortage in Cape Town. Forget arranging a PCR test via the hotel, better do it yourself rather than going back and forth with them for 6 times. Printing in business center useless as the computer is not connected to the internet, and if you ask the staff to help you print, they will probably misspell their own email 3-4 times with the emails bouncing back. What a mess...
We stayed at this property for 3 nights. The location is excellent- very close to V&A waterfront ! Just opposite to the aquarium and the hop on hop off bus stop.
Very safe area !! The property is neat, clean and secure and offers goto breakfast !!

The room was comfortable and clean. It was also big and had a great seating area. My only issue was with the glass wall separating the bathroom and bedroom.
The rooms were airy and beautifully clean. The staff were friendly and very efficient - no request was too big. Everything ran like clock work.
The best thing about this hotel is position, and therefore the access to the V&A. The bed was too small for me (had two single beds), the room was pleasant, and the food for breakfast standard for a hotel. I was travelling on business, but seeing their rack rate, I think it's rich relative to what the hotel offers in terms of accommodation
The location of the hotel is fantastic. The waterfront is nearby and there are a ton of attractions. However, we stayed in a family room and it was very small. Notwithstanding, considering the price, it's a bang for the buck.
I stayed at the Breakwater Lodge as part of a conference, I'd also stayed there 20 years ago and I was very pleasantly surprised with the renovations and comfort of the new facility. I'd highly recommend this hotel. I travel constantly globally and this was one of the best beds ever!
Loved the waterfront location. Staff was friendly and helpful. We would definitely stay there again. Note that we didn't dine at the hotel, so can't rate that.
The hotel is ok and the location is not bad near the waterfront.
But i its a bit a weird place combined with the University.
I didn't feel so welcome there.
Very enjoyable stay with staff members very helpful and professional. Safe environment and close to all attractions on the Waterfront and as an extra bonus no vehicle was needed as PROMPT transport to and from the airport was arranged through the Hotel.
Great service. Clean rooms. Sadly we had a room with view of the roof but who cares? It is so close to the waterfront that we were out and about all the time without a need of transportation
Always had a great experience. I love that it is close to the V&A Waterfront. It's also a walk to the CTICC as well as other tourism sites. Like the Roben Island, Table Mountain, Aquarium and the Springbok museum. The area is also very safe for sunset walks.

The hotel is inside the V&A Waterfront, so we could walk around at night. The rooms are nice and the breakfast is good. The localistion makes this and awesome place to discover Cape town.
Located within a university campus, this is not a leisurely hotel. I found the feeling of the hotel more a dormitory. The beds are tiny and it has no vacation feel to it. Although the location is quite good.

It would be better if the group could have a halaal section for breakfast.

Spacious and clean room.
Very abundant breakfast with the possibility of having some things cooked on the spot.
Unfortunately the structure does not have a great deal of maintenance: when it pours the ventilation pipes in the rooms make the sound of the water echo and in the corridors it is easy to find buckets to collect the water.

Absolutely brilliant. Perfect service, friendly people. Love it.||Because we accidentally checked into the wrong protea hotel (we had actually booked sea point instead of waterfront) we ended up in the hotel. We only noticed it in the room. After a visit to reception everything was sorted out and we were allowed to stay. And the other hotel was still canceled despite the cancellation deadline having already been exceeded. The room was nice and clean, the breakfast was rich. Lots of choice. The location makes the hotel perfect, especially for stadium visitors. Fullest recommendation.
Good location because less than ten minutes walk you reach the Waterfront. Standard rooms a little small, especially the bathroom with a tiny sink. The breakfast is varied and plentiful but they absolutely don't know how to handle celiac customers. The concierge was fundamental as support for visiting the city, really good.
We stayed in the hotel here as part of our SA tour. Ideal starting point for tours in Cape Town and evening walks and restaurant visits in the evening. Top location, very nice staff, fantastic breakfast and very clean rooms - what more could you want??
The rooms are small. Especially the beds are not separate beds but standard double beds. Cleaning is done daily. Water is placed in the rooms in open liter quantities. Like slippers etc. not given. But it is in the center and easy to reach. 30 minutes to the airport.
Excellent location, the hotel is very comfortable, has a good breakfast. In Capetown there is no electricity every day for at least 2 hours (you have to ask the reception for the times) because there is no generator (if you have problems with stairs)
I always stay at this hotel which offers comfortable accommodation, it's located within walking distance of the V and A Waterfront. Staff are super helpful and professional.
